One thing that has changed about the Idaho Falls Idaho Real Estate market is foreclosures. I sell more foreclosures than any other type of property. New homes still sell well, and I also sell homes that are smoking deals that are usually owned my motivated sellers.
To get a good deal, you need to ask yourself the question, who is the seller? Most homes on the market are just sitting there because the seller is unwilling to drop his price. The truth is homes have dropped about 20% across the board since 2007 at the peak of the market.
Foreclosures sometimes can have multiple buyers. It seems like the buyers that we have all want a good deal and so they focus on the foreclosures.
Personally, I think the best way to find a home is figure out what your price range is, and then let's go find the best home in that price range. The home may be a foreclosure, and it may not.
Foreclosures are sold as is. The bank doesn't usually do jack diddly to fix the home. Some foreclosures are in such bad shape that you should "Run Forest Run," from the deal.
Depending on the price range and the condition of the home determines how many people are interested in it.

Updated Financing information for Idaho Falls Idaho
Idaho housing is now offering 100% financing if you have a credit score of at least 640. How they do this is they use part of the $8000 tax credit that you will receive for the 3% down that they require.This should help the Idaho Falls Idaho housing market take off again in 2009.
You can still get 100% financing in the rural part of Idaho Falls without giving part of your $8000 tax credit towards getting financing.
Idaho Falls is still the 6th hottest real estate market in the nation. I suspect with Areva coming to the area pumping 2 billion into the local economy that the housing market will remain strong in the coming years.

October 2008 In the Idaho Falls Idaho real estate market
This week I was showing homes in the $110,000 and lower range.I was really shocked to see at least 3 homes out of about 12 that were foreclosures.
Idaho Falls really doesn't have that many foreclosures, but is getting more all the time.
I have a bid in on a short sale.
The other thing I noticed is that about 12 months ago, the quality of homes in this price range really were iffy.
I was surprised to hear the client exclaim that she liked about 5 out of the 12 homes which is a huge change.
It is good for the client to have a good selection of homes to choose from. I would love to help you find the perfect home in your price range.

Idaho Falls Idaho Real Estate is the largest area for buying of homes in SE Idaho.
Idaho Falls features 4 high schools, and a growing population.
I sell more homes in Idaho Falls than any other market.
Most of the new growth is happening on the East side of town. Ammon and Iona are the fastest growing.
Mainly because taxes are low and that is where most of the new housing is going in.
The West side of town is getting some growth and may start taking off with a few new subdivisions, but most of it is on the east side.
The older parts of town are right in town.
To look at homes in Idaho Falls is usually quite simple. You can pretty much view 8 to 12 homes in about a 3 hour period.
